Exclusive negotiations are underway for the sale of a prime Singapore office tower, with a potential price tag in the billions. Separately, a flurry of investment activity across the Asia-Pacific region highlights private equity appetite for Japanese assets and ongoing data centre expansion.

Singapore Office Tower Negotiations

OUE Real Estate Investment Trust confirmed on October 8 that it is in exclusive talks with entities linked to IOI Properties Group and CapitaLand Investment regarding the sale of the One Raffles Place property. The Reit manager stated no binding agreement has been reached and cautioned there is no certainty a transaction will materialize. IOI Properties group CEO Lee Yeow Seng indicated a 50-50 joint bid with CapitaLand was accepted for exclusive due diligence about three months prior, with market estimates valuing the asset between S$2.3 billion and S$2.4 billion.

The prime commercial property comprises a 62-storey office tower, a 38-storey office tower, and a six-level retail podium, spanning approximately 875,000 square feet of net lettable area. Lee Yeow Seng outlined initial plans, stating, "The first thing we will do after we acquire the assets is to improve on the tenancy mix in the retail podium." A successful acquisition would expand IOI Properties' commercial footprint in Singapore, which already includes assets like IOI Central Boulevard Towers. Share prices for the involved entities showed mixed movements on the day of the announcement.

Asia-Pacific Investment Activity

Major US private equity firms are preparing final bids for Fuji Media's property unit, Sankei Building, in a deal expected to be worth around $6.3 billion including debt. Blackstone, Bain Capital, and Warburg Pincus are among the contenders, with bids due by the end of October. This activity contributes to a significant year-on-year increase in merger and acquisition targeting of Japanese real estate, which reached $15.5 billion by early October.

Concurrently, US-based Digital Realty has begun construction on a 24-megawatt data centre in Osaka, set to begin operations in late 2028. In Australia, offers for the land lease operator Lincoln Place have reportedly fallen short of the seller's A$1 billion target, with bids circling around the business's book value of A$650 million. Further Japanese investment activity includes Sankei Building launching a $32.2 million private fund focused on Tokyo rental housing. The fund will invest in five properties totaling 110 units.
