The owners of Trendale Tower have relaunched the freehold property for a collective sale, setting a guide price of S$168 million. Marketing agent Knight Frank announced the new tender on Wednesday, September 16.

This price translates to about S$2,248 per square foot per plot ratio. This calculation includes a 7 percent bonus gross floor area for balconies. The site at Cairnhill spans 21,709 square feet and is zoned for residential use with a gross plot ratio of 2.8.

Potential for Redevelopment

According to Knight Frank, the site could be redeveloped into a new residential project. Alternatively, it could become a long-stay serviced apartment project under the Serviced Apartment 2 (SA2) scheme. The Urban Redevelopment Authority has indicated its support for the proposed SA2 use. This approval would be subject to detailed regulatory requirements under an outline planning permission application.

Melvin Chay, a senior director at Knight Frank Singapore, expects interest from several parties. He mentioned residential developers, private investors, and family offices looking to hold an entire freehold block for wealth preservation. Operators in the growing long-stay serviced accommodation segment are also potential buyers.

Previous Sale Attempts

This is not the first effort to sell Trendale Tower collectively. Owners have tried several times before. The development was last on the market in December 2022 with a reserve price of S$168 million. That attempt followed an August 2022 launch at a guide price of S$178 million which closed with no takers. An earlier effort in May 2018, with a reserve price of about S$163.5 million, also failed to find a buyer.

The 20-storey block in District 9 currently comprises 18 apartments. It is situated between the Orchard and Newton areas, close to the shopping belt and various hospitality, medical, and lifestyle amenities.

Market Context in Newton

The wider Newton precinct is poised for further rejuvenation. About 5,000 new homes are planned across areas including Newton Circus, Scotts Road, and Monk's Hill. Recent state land tenders in the vicinity have drawn firm interest from developers.

Knight Frank is handling the public tender exercise for Trendale Tower. The closing date for submissions is October 23.
