Thomson Reserve, a 1,268-unit condominium, has been launched by a consortium of major developers, making it the largest new private residential project in Singapore this year. The 99-year leasehold development on Bright Hill Drive is the first mega development with over 1,000 units launched in eight years. It comprises six residential towers on a five-hectare site, with prices starting from S$1.544 million (S$2,608 psf) for a 592 sq ft two-bedroom unit.

The project consists of four 21-storey towers and two 30-storey towers. The unit mix includes two to five-bedroom layouts. Two-bedroom units make up 56.5% of the development, totaling 716 units. Larger four- and five-bedroom units with private lifts account for 9% of the mix. The development is split into a 740-unit Classic Collection in the 21-storey blocks and a 528-unit Luxury Collection in the taller towers.

Location and Connectivity

Thomson Reserve is strategically positioned in Upper Thomson with excellent connectivity. Upper Thomson MRT station on the Thomson-East Coast Line is directly accessible via a sheltered walkway and is six stops from Orchard Road. Bright Hill MRT station, one stop away, will become an interchange for the future Cross Island Line. The upcoming North-South Corridor is expected to open progressively from 2029.

The development is opposite Thomson Plaza, reachable via an underground linkway. Windsor Nature Park and the Upper Thomson dining stretch are within a five-minute walk. Several schools, including Ai Tong School within 1 km, are nearby. The site is also a short drive from MacRitchie Reservoir and the Central Catchment Nature Reserve.

Design and Amenities

The project dedicates 88% of its five-hectare site to landscaping, water features, and recreational facilities. The residential towers occupy just 12% of the land. It will offer more than 80 facilities, including eight pools, a golf simulator, and a pilates studio. Most units enjoy views of the reservoirs and nature reserve.

The Classic Collection features Smeg appliances and Grohe and Blanco sanitary ware. The Luxury Collection includes Miele appliances, marble flooring, and 112 units with private lift access. The site is elevated, with the lowest-floor units in the 30-storey towers situated about three storeys above street level. Liam Wee Sin, Chief Executive of UOL Group, said, "A large five-hectare site like Thomson Reserve gives us the opportunity to create a spacious development that merges architecture with nature."

Market Context and Development

The consortium, comprising CapitaLand Development (50%), UOL Group (40%), and Singapore Land Group (10%), acquired the former Thomson View condo in a collective sale worth S$810 million. This reflected a land rate of S$1,178 psf per plot ratio. The acquisition ended a 17-year collective-sale journey for the former owners.

The launch follows strong sales at recent projects by the developers. The starting price at Thomson Reserve is approximately 3% above the latest median resale price of nearby AMO Residence and 11% to 21% above other Rest of Central Region neighbours. Ronald Tay, CEO of CapitaLand Development (Singapore & International), highlighted the project's appeal due to its MRT access, landed enclave setting, and abundant greenery.

The official launch is scheduled for October 31, with a VIP preview on October 16 and a public preview on October 17.
