The collaboration, which initially focused on build-to-rent (BTR) apartments, will now include purpose-built student accommodation (PBSA), broadening their institutional living platform. The companies did not disclose further financial details of their capitalisation plan but emphasized their commitment to accelerating growth in the sector. ## Melbourne Acquisition Seeds Expansion The partnership’s expansion will be anchored by a recently acquired property in Melbourne’s Collingwood area, purchased by Kio in June for $47.3 million from Malaysian developer UEM Sunrise. The site, located near central Melbourne, was praised for its connectivity and access to amenities. Kio’s founder and managing director, Sam Bisla, highlighted the long-term potential of institutional rental housing in Australia, particularly in well-connected inner-city locations like Collingwood. The Collingwood project, a former car dealership, is set to feature studio, one-, two-, and three-bedroom apartments, along with amenities such as co-working spaces, concierge services, bicycle parking, electric vehicle charging points, a swimming pool, gym, and a cinema room. Construction is expected to begin this year, with completion targeted for 2030. UEM Sunrise will handle the design, development, and construction under a separate agreement. ## Strategic Growth and Market Confidence Warburg Pincus, which has made living sector investments a global priority, expressed confidence in Kio’s ability to navigate Australia’s competitive rental market. Andrew Fitzpatrick, a managing director at Warburg Pincus, noted Kio’s success in sourcing and executing high-quality projects since their partnership began in 2024. Fitzpatrick also cited Australia’s strong population growth, limited housing supply, and rising demand for institutionally managed rental housing as key drivers for the sector’s growth. Beyond the Collingwood site, Kio has ongoing projects in Melbourne’s South Yarra and Fitzroy areas, as well as developments in Sydney’s Redfern and South Brisbane. With three projects already under construction, Kio’s website hints at an upcoming "Investment 6" BTR project, though details remain undisclosed. Warburg Pincus has also been active in Asia’s living sector, including a $1.2 billion tender offer for Tokyo-based student housing provider JSB Co Ltd in June. The company previously acquired Tokyo Beta, a shared living platform, and has invested in regional rental operators like Weave and Shanghai-based Vlinker. This latest expansion underscores Warburg Pincus’s long-term commitment to institutional living platforms across the Asia-Pacific region.
