Singapore's sovereign wealth fund GIC is reportedly funding Investa's purchase of a $318 million Sydney office tower, marking a return to the city's office sector for the fund.
Sydney's office market is showing signs of recovery, with a recent sale of a $318 million office tower in the city's Darling Harbour area. The tower, located at 1 Market Street, was sold by Investa's Commercial Property Fund to the Investa Core Plus Office Partnership, which is capitalized by an existing capital partner. According to reports, the partner is Singapore's sovereign wealth fund GIC, although a GIC spokeswoman declined to comment on the transaction. The deal values the 29,453 square meter tower at roughly $15,280 per square meter of net lettable area. The sale is seen as a strategic capital recycling transaction for Investa, which has been actively curating a prime office portfolio while creating capacity to capitalize on investment opportunities. The tower sits at the western end of Market Street, overlooking Darling Harbour and offering views of the Sydney Convention and Exhibition Centre. GIC's commitment to the project comes less than a year after the fund announced a joint venture to deliver a $2 billion residential project along Darling Harbour. The Singapore sovereign fund has also recently focused on opportunities in Australia's retail and self-storage sectors. ### Office Market Recovery The sale is seen as a sign of confidence in Sydney's office market fundamentals, with strong leasing demand and limited future supply expected to support rental growth and returns over the medium term. Office vacancy in Sydney's city centre has fallen to 13.3 percent in the six months to July, with premium-grade buildings seeing a drop in vacancy from 8.9 percent to 7.7 percent. Average gross effective rents across the city centre have risen 8.3 percent year-on-year to $1,135 per square meter, according to JLL. Investa has stated that the deal reflects confidence in Sydney office market fundamentals, with strong leasing demand and limited future supply expected to support rental growth and returns over the medium term. ### Investa's Favored Partner The deal fits a broader pattern for Investa, which has become a favored partner for global investors accessing the Australia market. The company has partnered with several global investors, including BGO and Cliffbrook Capital, to acquire office buildings in Sydney and Brisbane. Investa has a total of $15.4 billion in office and residential assets under management, with its commercial property fund having $5.5 billion in assets under management. The company's Investa Core Plus Office Partnership has the capacity to make further acquisitions, with a focus on prime office properties in Sydney and other major Australian cities.
