Tishman Speyer has purchased a 411-unit residential property in Incheon, South Korea. This marks the first acquisition for its Korea Living Venture (KLV), a fund launched with $300 million from Dutch pension investors APG and Bouwinvest. The source is a Mingtiandi report.

The asset, named Songdo CoStay, is a nine-story building located at 271 Harmony-ro in the Songdo International Business District. The property is described as stabilized and furnished. Tishman Speyer partnered with Seoul-based Gravity Asset Management on the deal, according to market sources. The seller and purchase price were not disclosed.

An October 2024 article in Korea's Financial News had reported that the developer and operator, Innovalue Co Ltd, had engaged JLL to market the asset. Innovalue continues to manage the property.

Fund Strategy and Targets

The Korea Living Venture reached a first closing with $300 million in equity commitments from APG and Bouwinvest less than three months ago. The vehicle is targeting a total of $400 million in commitments. With anticipated financing, this would provide over $800 million in total investment capacity.

KLV is focused on acquiring, repositioning, and developing living properties throughout the Seoul metropolitan area. It primarily targets existing assets with value-enhancement potential, while retaining some exposure to development projects. The strategy favors residential communities near major transport hubs with access to Seoul and other high-growth districts. Graham Mackie, Tishman Speyer's head of pan-Asia, said the location and demand made the asset a compelling first buy. He stated that Songdo CoStay's location within one of Korea's most dynamic innovation clusters, established corporate resident base, and strong underlying demand for employee accommodation make it a compelling first acquisition for the Korea Living Venture.

Songdo's Biotech Cluster

Songdo International Business District is a key biotech and life sciences hub. The announcement notes it is home to roughly 70 companies in the sector, employing more than 13,000 professionals. Global and Korean firms have established large-scale manufacturing and research campuses there.

Songdo CoStay is positioned at the heart of this cluster. Its shared facilities include lounges, kitchens, a fitness centre, laundry rooms, and on-site parking. Joelin Ma, senior director on APG Asset Management's Asia Pacific real estate team, highlighted the sector's fundamentals. Ma said they continue to see attractive long-term opportunities in Korea's living sector, driven by demographic trends, increasing demand for professionally managed homes and limited institutional supply. She added that Songdo stands out for its growing jobs market and established biopharmaceutical sector, which support steady housing demand.

APG manages 601 billion euros ($697 billion) in assets for Dutch pension fund ABP. Bouwinvest, with 17.8 billion euros in assets, has built a global residential portfolio for pension clients.

Institutional Interest in Rental Housing

Newmark Korea research head Judy Jang told Mingtiandi that KLV's investment is evidence of growing institutional interest. Jang said Korea's rental housing market has historically been relatively fragmented and less institutionalised than some other major markets in the region. She cited structural trends creating more opportunities for investors.

These trends include the growth of single-person households, rising housing costs, and increasing demand for professionally managed rental accommodation. Tishman Speyer also pointed to growth in the Seoul region's foreign resident and international student populations as supporting rental demand.

The New York firm has extensive residential experience. Since entering the sector in 1989, it has acquired and developed roughly 30,000 rental apartments and for-sale condominiums across four continents. Another 7,400 units are in its development pipeline.

Tishman Speyer opened its Seoul office in 2022. It has managed real estate investment assets for South Korea's National Pension Service since 2011.
