Frasers Property will redevelop Singapore's Yishun 10 cinema complex into a mixed-use project with about 110 homes. The developer acquired the multiplex for S$48 million ($37.7 million) in 2025.

The cinema, Singapore's first multiplex, is scheduled to close in March 2027. The redevelopment project is targeted for completion by mid-2031. Following its initial purchase from Golden Village, Frasers later acquired the remaining strata lots from sponsor Frasers Centrepoint Trust for S$34.5 million.

Hong Kong Investor Sells Apartment Building

Separately, Hong Kong investor Yip Mow-lam sold a serviced apartment building for more than HK$200 million ($25.5 million). Yip, founder of Bright Smart Securities, told reporters the buyer is expected to convert the nine-storey Pok Fu Lam Road property into student housing.

The 30-unit building spans 15,000 square feet and faces the University of Hong Kong. It was reportedly generating around HK$1 million in monthly income.

Sino Land Reports 14% Profit Rise

Hong Kong developer Sino Land posted a 14 percent rise in net profit to HK$4.6 billion ($586.7 million) for the year ending 30 June. The company said the increase came as losses on investment property revaluations narrowed significantly.

Underlying profit, which excludes valuation changes, fell 6.4 percent to HK$4.8 billion. Rental revenue slipped 1.5 percent to HK$3.4 billion. Sino Land attributed a slower mall income recovery to e-commerce growth and outbound travel.

Other Asia-Pacific Headlines

The Mingtiandi report included several other regional real estate transactions. Japanese hospitality investor Kiraku acquired hotel-focused HJ Asset Management, renaming it Kiraku Asset Management. Blackstone raised $1.3 billion through a fully subscribed sale of its stake in India's Knowledge Realty Trust.

In Australia, Firmus filed plans for a 52-megawatt data centre in Tasmania. In Hong Kong, a 139-unit Mong Kok project formerly managed by Lofter Group relaunched under new ownership as One Edward.

Hong Kong Mortgage Data

Hong Kong mortgage approvals fell 11.4 percent to HK$44.8 billion ($5.7 billion) in July, according to data from the Hong Kong Monetary Authority. Applications dropped 24 percent to 9,212.
