Private credit investments in Asia are gaining momentum as Partners Group finalizes a $1 billion mandate with a major institutional investor. The Swiss firm’s open-ended credit fund targets senior and junior lending opportunities across the Asia-Pacific region. This follows a series of recent mandates, including an €800 million commitment from a sovereign wealth fund for private equity and infrastructure investments in Asia and Europe.
## Singapore’s Housing Market Shows Recovery
Singapore’s private housing market rebounded in July, with developers selling 731 new homes, a sharp increase from June’s 156 units but still below the 940 units sold a year earlier. The recovery was driven by new project launches and the end of the school holiday period.
## Key Real Estate Transactions
A joint venture led by Singapore-based Sustained Land has acquired a Thomson Lane site for S$578 million ($452.2 million). The property, previously zoned for hotel use, has approval for residential redevelopment, potentially yielding over 770 homes. Sustained Land holds the majority stake in the venture.
Bain Capital sold a 5.6% stake in Embassy Office Parks REIT for INR 23.3 billion ($243.5 million). The Bengaluru-based REIT plans to expand its portfolio by acquiring 10-12 million square feet of office space in the coming years.
United Hampshire US REIT is selling its BJ’s Quincy property in Massachusetts for $34 million, a 4.9% premium to its valuation. The sale is expected to reduce the trust’s leverage from 38.6% to 35.9%.

China’s new home prices fell 3.2% year-on-year in July, with only 17 of 70 surveyed cities showing month-on-month gains. Sales, investment, and new construction starts continued to decline, reflecting ongoing market challenges.
Indonesia’s PT Modernland Realty is seeking a second restructuring of its $274.5 million bond due next year. The company proposes extending the bond’s maturity and exchanging it for perpetual securities backed by assets transferred to a creditor-controlled vehicle.
Alibaba Cloud has launched its third data center in South Korea, part of a broader $53 billion investment plan in AI and cloud infrastructure over three years. The expansion aims to support agent-based AI services for Korean enterprise clients.
